Flat Fee MLS
One of the great challenges of attempting an FSBO sale is marketing the home without using the Multiple Listing Service. The sad truth of the matter is that, at this time, the MLS is the de facto marketplace for home buying and selling. Thus, over the last several years, several businesses have offered "flat fee MLS" services. These brokers will provide access to the MLS, but generally will provide few if any other services to a seller. To fine a flat fee MLS service, just google that phrase and you'll get several links. A future post will discuss the process you can expect once you've decided to use such a service.

As the Internet market grew, anyone could have sold his or her own property without the assistance of a real estate agent. Only someone who is lazy would want to spend thousands of dollars to sell their own house. Why not try before you contact a real estate agent? I think in the near future more and more people will sell their houses through the Internet. To prove my idea, I have created a website www.BlueDotHouse.com. It is 100% free. It is actually surprisingly difficult to find a flat fee mls service in some markets. Their are many organizations that claim to offer nationwide listings, but they are just intermediaries and won't verify the broker's name and license number that you will be working with which is the only way to be sure you can get what you are paying for.
People in Utah can now sell their home on blueroof.com, which has all listed properties and for sale by owner homes and buyers get a rebate on the commissions when they buy.
I used flat fee mls when selling my home.

Selling your own home is for sure the way to go. Even if you don’t do everything yourself, realtors that I’ve talked to said they will process the paperwork if you bring in the buyer of your home for 1% or 2%, this sure beats the typical 6%. When I sell my next home, that’s what I’m going to do, I’m intimidated by the escrow paperwork and all that, but I’m not afraid to do my own sales work and find the buyer.

They are alternatives to an mls listing or could be used in addition to an mls listing.
These are sites that are targetted with search engines to perform will for searches of either “san clemente ca homes” or “claremont ca homes” These sites advertise one and only one house and you can rent the whole site for just $49/month. You can do that and some people will see your ad but if you combine that with a Google/Yahoo and/or bing paid/click ad capaign (the people who own these sites can do that for you for a small setup fee) you can drive even more traffic to site that 100% advertises your home. This is a much better deal than having your home be one of thousands listed in some large site.

In a flat fee MLS listing, the listing agreement between the real estate broker and the property owner typically requires the broker to enter the property into the MLS and provide other contracted services, with the broker acting as what the traditional industry has coined a limited service broker.
